The average real estate agent is so caught up in paperwork, phone calls, and clients that there is little time left for a fancy home décor. The point is, home staging doesn’t have to be a big production every time, and it’s a critical element in selling a home. With a little help from your clients or a professional, you can do it faster and easier than you think. Here are some tips that won’t keep you out of commission for an entire day, but that can make a difference in the home you’re selling that potential buyers notice and appreciate.

1. Think about what the buyer sees first

Is it a cozy porch? A beautiful stained glass front door? Is it a walkway covered in leaves? Or are they ugly garbage cans in the driveway? Of course, the busy real estate agent wouldn’t have time to do any last minute landscaping unless they hired a professional. At the very least, be sure to sweep the walkway and see that there are no distractions, such as trash cans, taking away the curb appeal of the house.

2. Spray that spray

Nothing is worse or more embarrassing than strange or unpleasant smells when selling a home. A little air freshener on the front door, in the bathrooms, or around the kitchen garbage is crucial. Try something neutral and fresh, not overly fruity, that doesn’t overwhelm a potential buyer. A “clean clothes” or “linen” scent works best.

3. Set the mood

No, we are not talking about bubble baths, but candles and dim lighting can do the trick, especially for evening shows. Place candles in the kitchen or by the fireplace, anywhere they can be noticed and appreciated. Don’t forget to keep your front porch lights on at night or to set a timer so potential buyers can see your home when they come by at night.

4. Hide the clutter

Although some homes can be in disrepair and require a great deal of time and effort, in less severe cases, real estate agents can quickly cut down on minimal clutter before a viewing. Store food and containers in pantry and drawers. Hide banknotes and stacks of paper. Remember, it is not about the current owner’s style and comfort of living; it is about potential buyers.

5. Don’t forget the outdoors

A busy realtor can quickly take a look at the backyard and lay out a vase of fresh flowers. If vines and vegetation have grown too large in an outdoor space, take the time to consult with a professional landscaper or give current homeowners some advice. Turn on a light that invites to arouse a buyer’s curiosity to visit the space as they walk through the house.

While these tips are straightforward and can be done fairly quickly, it’s surprising how many real estate agents don’t take the time to properly prepare a home to attract their clients. Hopefully, with these five tips, you will feel less overwhelmed and find that a few tricks up your sleeve can go a long way.
